Our journey began after each of us gained substantial experience in the early stages of our careers. We individually ventured into American real estate investments, exploring various strategies. By combining our legal and financial expertise and immersing ourselves in the heart of the market, we created unique opportunities for ourselves and our investors.

Eitan Ben Baruch – Co-Founder and Co-CEO

A proficient real estate investment expert specializing in U.S. property markets, deal analysis, and income-generating projects.
Eitan has been a licensed attorney in Israel since 2012. He holds an LLM from the University of Cincinnati and a Master’s degree in Marketing from the Interdisciplinary Center (IDC).
With over ten years of experience in real estate in both Israel and the United States, he has been residing in Cincinnati since 2018, where he remains actively engaged in the local property market.

Oron Ruhama – Co-Founder and Co-CEO

A proficient real estate investment expert specializing in the U.S. market, with a focus on deal analysis and income-generating projects.
Oron holds a bachelor’s degree in Business Administration with a concentration in Accounting. He has been a licensed CPA in Israel since 2017 and has extensive experience auditing real estate companies across the U.S. and Europe.
After relocating to Cincinnati in 2021, he became fully immersed in the local real estate market. He later moved to Florida at the end of 2024.

Working Methodology
Identifying Value Add properties with complete control throughout every phase of the deal.

Property Sourcing

We primarily identify properties that are not listed on market. This is achieved through the relationships we’ve built in our investments location and by directly reaching out to property owners to identify potential sellers. Each deal undergoes a comprehensive feasibility assessment with careful, detailed analysis, and our team of professionals inspects every property to ensure we can responsibly and accurately assess its value-add potential.

Value-Add Improvements

As general contractors, we maintain full control over the property improvement phase. Understanding that the Value-Add strategy relies on extensive renovations and high-quality, efficient work, we obtained a contractor’s license, built a skilled team, and established strong relationships with trusted subcontractors. Our hands-on approach during this phase consistently delivers outstanding results.
The improvement process goes beyond renovations. We maximize each property’s potential by identifying opportunities to add value, such as expanding rooms, adding bathrooms, or implementing other enhancements whenever feasible.

Property Management

Recognizing the critical role that property management plays in the success of a deal, we have chosen to manage the properties in our portfolio in-house. Additionally, we provide direct oversight of our investors' properties. Our on-the-ground presence and the management of a dedicated team within our construction company make this possible.

Cincinnati

Cincinnati offers a variety of real estate investment opportunities, distinguished by their low investment costs compared to the rising rental prices in recent years. This combination of affordable investment amounts and increasing rental rates creates an optimal scenario for potential investors.

The metro area of Cincinnati has seen significant population growth in recent years, reaching around 2.2 million. Fortune 500 companies are opening headquarters in the city, further driving population growth and boosting employment opportunities.

We are using the BRRRR strategy (Buy, Renovate, Rent, Refinance, Repeat), allowing us to expand our investment portfolio. Our portfolio currently includes a range of single-family and small multi-family properties.

EO Fix & Flip

We specialize in short-term capital ventures. This involves identifying and purchasing properties, significantly increasing their value through extensive renovations, and ultimately selling them to end-users.

Investor Support

    כרגע אנחנו עושים בנכסים מסוג Single House ו-Multi Family קטנים: 2-20 דירות. כל העסקאות שלנו הן עסקאות Value Add באיזורי B-C .

    ברור! בכל השקעה מכל סוג (לא רק נדל"ן) יש סיכון. מי שאומר אחרת טועה ומטעה. אנחנו משתדלים לשקף למשקיעים שלנו את כל הסיכונים בכל עסקה.
